The Accredited Buyer Representative®, (ABR) designation is nationally recognized by the National Association of Realtors®. When you have a Realtor® with the ABR® designation helping you find a home, you know you are working with a professional who has the training and experience to look out for your home buying interests. Any agent can claim to be a buyer agent or a certified buyer agent, but the ABR® designation has to be earned through training and proven results with buyers. The ABR® designation helps you remove the element of chance from the important choice of selecting a real estate agent. I have also completed the required course and obtained the National Association of Home Builders (NAHB) Certified New Homes Sales Professional (CSP) designation. This is one of the same courses that New Home Builders send their sales reps to, but I will be representing YOU.
What can a Buyer Agent do for you?
As a Buyer Representative, I can show and help you buy any home in Northern Virginia listed by any real estate company in the Multiple Listing System or for sale through a new home builder who co-ops with agents (almost all builders in this area do). DON'T TAKE CHANCES - The listing agents and the builder sales representatives are working for and representing the sellers, not the buyer.
Buyer agents can help you decide about options and the resale benefits of different features such as skylights, pre-wires, and lot locations. For example, skylights in a living room or family room can create a glare on your tv set and you can't just close a curtain to get rid of it. If you would like to do so, I would be happy to sit down with you and go over the entire home buying process.
Relocating to a new area?
For people moving to areas other than Fairfax or Northern Virginia, we have a national directory of real estate agents who hold the ePRO and ABR® designations. I can help you screen agents to find a good one with appropriate listing or buyer agent experience. Getting a loan
For most buyers, a home purchase involves financing. Check out our mortgage information page for details about the difference between mortgage brokers and lenders. There are many different loan programs. There are interest only loans, buydowns, COFI arms, fixed and adjustable combinations, loans for special groups such as teachers, fixer upper assistance loans, FHA loan programs, and many more.
You need to contact a lender early in the house hunting process and to have a Realtor who can communicate effectively with you and your lender. I have worked as a mortgage loan officer and understand the various types of financing available. You should check out, and if necessary, get to working on raising your credit score as soon as you know you want to buy a home. Also do not make any large purchases such as cars or furniture until after you have purchased the home because an increase in debt will reduce your ability to qualify for a mortgage.
